Doug Reddy, representing property owner Dale Linting, introduced a rezoning request Sept. 3 to change roughly the southern portion of a multi-acre parcel from R-2 (residential) to C-2 (commercial). The property is on the north side of US 231 east of Schneider Street and includes an existing farm stand in the southwest corner and a large pond that the applicant said comprises roughly 50'60% of the rezoning area.
Reddy said the rezoning would cover about five acres on the south portion of the parcel while leaving the north end (where the owner's home is located) zoned R-2. "We're leaving that R-2," Reddy said, adding that the rezoning is for future development and that the applicant plans to return later with subdivision plans after rezoning and council review.
Why it matters: the property falls within the town's Route 231 overlay district and abuts commercial activity to the east; rezoning would enable future commercial uses and will be considered by the town council after a planning commission recommendation.
Staff noted the property lies within the Route 231 Overlay District (measuring 600 feet north at the right-of-way line) and also referenced the US 41 overlay boundary in the area; Reddy said the proposal is consistent with the overlay districts and the applicant will ask the commission in a couple of weeks for permission to advertise a public hearing.
Ending: The meeting included only an introductory presentation; the applicant will return to request authorization to advertise the rezoning for a public hearing and, following public hearing and staff recommendation, the matter will go to the town council for final determination.
