City planning staff briefed council on a conditional use permit request from Fun On Hauling to operate an automobile-storage lot at 2770 Saint Julian Avenue. Bobby Tahan said the site is vacant industrial land currently zoned general industrial, where a contractor’s office and large commercial vehicles are permitted by right, but automobile storage requires a CUP.
At the Planning Commission hearing, commissioners recommended approval by a 5–2 vote with conditions that limit on-site operations to 6 a.m. to 10 p.m., restrict commercial vehicle traffic to 6 a.m. to 5 p.m. to reduce neighborhood impacts, and include a three-year sunset on the CUP. Tahan said the Planning Commission’s minority votes cited lack of community notice and neighborhood concerns. The property’s primary access runs along Saint Julian Avenue through the Broad Park neighborhood and adjoins city-owned parcels related to the Broad Creek Refresh plan.
Council members asked staff about anticipated traffic and neighborhood impacts; Tahan said the recommended conditions are intended to limit nighttime activity and peak commercial movements. No council vote was taken at the work session; staff said the Planning Commission’s recommendation will be part of the formal public hearing record when the item is scheduled before council.
