Morton County commissioners approved four subdivision matters on July 10 after Planning and Zoning recommended approval for each item.
Why it matters: Approved plats and rezones change allowed land use and create or consolidate buildable lots; these actions affect property owners, utilities availability and future development patterns.
Approvals included:
- Pierce Subdivision: Final plat of a short-form subdivision and a zoning map amendment from agricultural to residential on about 1.57 acres (one new residential lot) in NW quarter of Section 6, T135N R81W; planning and zoning recommended approval.
- Burkhart Subdivision: Final plat of a short-form subdivision and a zoning map amendment from agricultural to residential on approximately 13.51 acres in NW quarter of Section 12, T138N R83W (two new residential lots); planning and zoning recommended approval and utilities (Missouri West and Mountrail-Mandan electric service) will be available to the new lot.
- Stern Fifth Subdivision: Final plat of a long-form subdivision consolidating multiple existing lots into a single 159.07-acre plat in SW quarter of Section 24, T139N R84W; approval was recommended to consolidate survey monuments across multiple plats.
- Guayther (Beliles) Fourth Subdivision: Final plat of a long-form subdivision and a zoning map amendment from residential to commercial for Lot 2 only (vacation of internal right-of-way and alleyways) on approximately 7.81 acres in the NW quarter of Section 11, T135N R79W (Fort Rice townsite); the change will create three residential lots and one expanded commercial lot.
All motions carried with unanimous affirmative votes. County staff noted applicable land-use code sections and that the proposals conform to the county’s comprehensive plan.
Ending: Approvals allow applicants to record plats and pursue development consistent with the new lot configurations and the single-lot rezoning in Fort Rice; no appeals or protests were recorded on these items at the meeting.
