The Williams County Planning and Zoning Commission approved a minor subdivision that will create a 15-acre residential lot and a remaining roughly 146.25-acre agricultural parcel from a 160-acre parent parcel in Section 30, Township 155 North, Range 101 West, Missouri Ridge Township. The township recommended approval.
The smaller lot will be rezoned to rural residential so a single-family home may be built; the larger lot will remain in the agricultural zoning district. County staff said the draft plat will be recorded only after the zone change is approved and the county’s plat-review process is complete. The access to the property is County Road 7 (100 and Fortieth Avenue Northwest).
During the hearing, the applicant, Steve Jensen, and the surveyor, Ed Rintemaki, clarified a mapping question about whether the new lot is located in the northeast of the southeast quarter; the surveyor explained the county regulation requires the entire quarter section to be surveyed even when a smaller parcel is being carved out. Commissioners moved and seconded a motion to approve with staff comments; the motion carried by roll call.
