JLG presented updated construction documents and alternate scopes for a combined project that includes a courthouse remodel and a new Public Safety Center for Dunn County. The design team said subcontractor bids will be solicited after construction documents are issued to the contractor, with a public bid opening expected Nov. 13 and a guaranteed maximum price (GMP) presentation scheduled for the commission’s Dec. 3 meeting. Caitlin, a JLG representative, described alternates being tracked to manage cost against the county’s $19.5 million budget after site acquisition. For the courthouse remodel those alternates include bidding the entire second floor as an alternate so the county can decide whether to renovate it now or later. For the Public Safety Center the design team outlined alternates including: a precast finish upgrade (a wood‑textured form liner vs. a smooth finish), exterior accent lighting, a precast finish on the base, a scored Core10 screen to conceal electrical equipment, a basement shooting range fit‑out (alternate to be added later), and radiant floor heating in the shop in lieu of overhead tube heaters. JLG recommended bidding alternates so the county can prioritize features if bids exceed the budget. The design team said the Public Safety Center’s office block will be precast with furred interior office walls; the garage/shop will have multiple drive‑through bays and separate bays for sheriff, rapid deployment and fire units. The second floor of the courthouse could be left as shell space or finished to create a training room and relocate human services; the remodel also includes reorienting the courtroom and expanding public circulation and jury spaces. The team noted a possible $200,000 budget differential between smooth and form‑liner precast options and said more precise precaster pricing will be presented to the building committee next week. Commissioners asked for a local bid opening location and for visual summaries when GMP and alternates are presented. No formal county action was taken; the commission set expectations for the Dec. 3 GMP presentation and confirmed a public bid opening date of Nov. 13.
