The Williams County Board of County Commissioners approved a minor subdivision and related zoning actions Sept. 2 to split a roughly 40-acre agricultural parcel and adjust zoning for the newly created lots.
Planning staff said the parent parcel (MS 19-0042) is in the southwest of Section 20, Township 155 North, Range 101 West (Missouri Ridge Township). The proposed minor subdivision would create two lots of about 20.02 acres and 19.79 acres. The applicant requested a zone change to rural residential for the 20.02-acre lot and a variance to allow the 19.79-acre lot to remain in the agricultural zoning district because it contains an oil well and a portion of a hayfield that “will not be utilized for anything residential,” staff said.
The Planning and Zoning Commission recommended approval 6–0 at its Aug. 21 hearing, and the board moved, seconded and approved the staff recommendation by roll-call vote.
County staff noted that plat recordation will be contingent on approval of the zone change and variance and that the draft plat is under departmental review. No public opposition or township objection was recorded in the staff presentation during the meeting.
The board’s action formally allows the minor subdivision to proceed to plat recordation steps once the county’s review and conditions are satisfied.
