The Williams County Board of County Commissioners voted Sept. 2 to approve a zone change to rural commercial and a conditional use permit allowing a propane business with a 30,000-gallon tank on a roughly five-acre parcel off U.S. Highway 2.
Michelle, a county planning and zoning staff member, summarized the request (LU-67-25) from Jeff Novak with Roughrider Propane on behalf of Jeffrey Berger. The parcel, currently zoned rural residential, is proposed to be rezoned to rural commercial; the applicant also asked for a conditional use permit to place a 30,000-gallon tank and operate the propane business. The applicant said plans include converting the existing house to office space and using the existing barn for storage.
Planning and Zoning recommended approval at its Aug. 21 hearing, where the commission’s vote was 5–1, Michelle said. Access to the property will be from U.S. Highway 2.
A commissioner moved and a second followed “following staff recommendation.” The board then conducted a roll-call vote; recorded votes were all affirmative and the chair announced the motion carried.
The county’s approval authorizes the zone change and the CUP subject to the usual development and safety reviews the county applies to commercial fuel storage and distribution. Planning staff did not cite a specific county ordinance or state statute during the meeting; the file will continue through routine permitting and recordation steps.
