The Jefferson County Board of Commissioners approved an ordinance rezoning a parcel owned by Daniel Hahn after a hearing in which the applicant explained a phased plan for the site. Hahn said he intends to complete homes on rear parcels and expand shop and equipment operations on the front of the property; he said he will return later to seek commercial zoning on the frontage once the residential and shop pieces are established.

Planning staff described applicable code options: the applicant could pursue a conditional-use permit for heavy equipment operations in an agricultural zone, or pursue a formal rezone to commercial for a permitted commercial use. The board approved the zone change as presented, acknowledging the applicant’s plan to pursue further commercial zoning if and when needed.

The motion to approve ordinance 2025-03 (zone change ZON25-001) passed by roll call vote. Staff noted the approval creates a path for the owners to build homes on the rear parcels under Ag-10 density while allowing existing and future shop uses to continue through conditional-use or subsequent zoning actions.

Next steps: the applicant will work with planning staff on lot descriptions and any future commercial zone filings; the county will record the adopted ordinance and update planning records.
