Zoning board approves home‑business and setback variance for Living Water Well Services

Troy and Anne Stuber received approval to operate Living Water Well Services, Inc., as a home‑based commercial business from a combination of an existing accessory building and a new structure, and the board granted a variance reducing setbacks to place the new building away from a known drainage area.
Planning staff reported no incompatibility with the comprehensive plan and said the business would primarily store equipment with few employees. “Staff is not really concerned with loud noises, smells, or anything that would be out of character with the surrounding area,” Jackie said.
Applicant Troy Stuber said he wants to move the building location 10 feet to avoid a low area that drains across the lot. “If I can just move her back 10 foot, which shouldn't be a problem, it'll be perfect,” Stuber said.
The board discussed site drainage and required gutters/ routed downspouts so the new building would not add runoff to the neighbor’s property. The variance reduced the required setback from 25 feet to 15 feet on the rear and side property lines to allow the new building location.
The board approved findings of fact and both the special use and the variance; staff will verify guttering and downspout routing during final plan review.
