The Tazewell County Zoning Board approved a special use allowing Chris and Mallory Beidler to construct a personal recreational building on an A‑1 parcel after staff confirmed the proposal was low intensity and consistent with adjacent residential uses.
Jackie, the community development administrator, told the board the property’s topography and surrounding residential development supported the request. “Staff does recommend approval of the application,” Jackie said, citing limited traffic and no expected impacts to health, safety or welfare.
Chris Beidler, the applicant, said the building would store property‑maintenance equipment and recreational items and that any future bathroom or home construction would require separate health‑department approvals. “I need to place this for storage. And then in the future… we can have further development,” Beidler said.
Board members required that the driveway be improved and that any culvert work meet county road standards before final permits are issued. The health department also noted that a septic permit would be required if plumbing is later added.
The board approved the findings of fact and the special use by voice vote.
