Staff explained the southwest corner of the site contains the city’s water tower, which constrained lot layout and produced several flag lots; staff said the subdivision includes seven flag lots and that one block in the development exceeds 800 feet due to the irregular parcel shape. The proposed road network extends to Radar Road to the south and connects to existing streets.
Staff and commissioners discussed the applicant’s prior reputation; staff said the developer had completed earlier phases (South Hill) and had a positive track record. No public opposition was recorded. Commissioners closed the record, deliberated briefly, and a motion to approve carried on roll call: Commissioners Leon Tejeda, Jones and Cooper voted aye and the motion passed.
The approval allows the subdivision to proceed to the next administrative steps; subsequent building permits and development review will be required for individual home construction and infrastructure work.
