ZBA approves garage replacement and variances for West Babylon homeowner with conditions

The Zoning Board approved application 25136 for Douglas Berry and Christina Agura to replace an attached/failed garage on Empire Avenue in West Babylon and granted requested variances for side-yard and building-area limits, subject to conditions that no habitable space or commercial work be permitted in the garage now or in the future.

Genera Cozzolino represented the homeowners and explained the project would replace a failing foundation and maintain the same footprint, preserving a 10.1-foot side yard instead of the 12 feet required and increasing garage area to 570.12 square feet (per application). Board member Shepherd confirmed the applicant would accept conditions prohibiting future conversion to living space and commercial activity. A motion to approve the application with the planning memo conditions passed by voice vote.
