The City Commission on Aug. 4 approved a replat to combine two parcels at the southwest corner of Clematis Street and Quadrille Plaza Drive into a single 0.51-acre parcel to satisfy a condition of approval for the Vin on Clematis multifamily development. The minor-subdivision resolution passed unanimously.
Lindsay Jean Louis of Urban Design Studio, representing NL512 LLC, told the commission the site plan originally approved in October 2022 provides for 88 residential units and 4,280 square feet of retail; a December amendment changed some unit sizes, the parking garage and streetscape. "The proposed plat proposal to combine these parcels into a 0.51 acre parcel, which is required, as part of a condition of approval prior to the issuance of certificate of occupancy for the development," Louis said.
City planning staff recommended approval, concluding the replat complies with Chapter 177 of Florida Statutes, the comprehensive plan and the city's zoning and land development regulations (section 94-342). Claudio Avent, city urban designer, told the commission that staff had reviewed the application and recommended approval. A motion to approve the resolution was made and seconded; the commission voted unanimously to adopt the replat approval, enabling the developer to proceed toward certificate of occupancy.
