Reggie White, planner with the City of Hollywood, told the board the project is on a 0.12‑acre lot in the South Mixed‑Use District (Transit‑Oriented Corridor land use). The applicant sought a variance from the curb‑cut standard in the zoning code to increase the driveway opening from the 15‑foot maximum to a 22‑foot opening, which White said engineering recommended.
The applicant presented design revisions to make the prefabricated metal building read like a small stucco commercial structure with stone base elements to better fit nearby single‑family homes. Architect Anson Stewart said the design team would “definitely make those symmetrical” after board members pointed out inconsistencies between the renderings and the elevations.
Board member Steven Morales moved approval of the design with the condition that the elevations reflect the renderings; the board then approved the variance and the site plan in separate votes. Approval was unanimous.
Actions required before permits include finalizing the design documents to match the renderings and obtaining any standard building‑permit approvals.
