Assistant Fire Marshal Samuel Schaller told the magistrate that inspections at Deltona Wellness LP, 1200 Deltona Boulevard, revealed a set of code violations including an unpermitted exterior door installation, missing room-identification signage for an electrical room, removal of a fire alarm control panel monitoring sprinkler systems, missing cover plates and exposed or altered wiring. Schaller described the condition of a removed control panel and loose wiring that raised concern about the integrity of water-flow and tamper switches for sprinkler monitoring.
Why it matters: The site houses tenants including a gym and a health clinic; inspectors said the modifications could impair sprinkler-system monitoring for an assembly occupancies.
Details: A permit (BLDC250060) to replace an exterior door was applied for on July 23, 2025, and was approved but not yet picked up. Another permit for fire alarm work (FIRE250051) was submitted Aug. 21 but lacked a complete application. Property representative Michael Mather said the contractor completed most work earlier in the week but was delayed by updated insurance and affidavit requirements; he asked for 30 days but the city requested 14 days because these were repeat violations and the condition affects a large assembly occupancy. The magistrate ordered correction by 4 p.m. on Sept. 10, 2025, and set fines at $50 per day per violation if not corrected.
Next steps: The property must notify the code compliance inspector and file affidavits and permit pickup as necessary. The magistrate admitted the case file and photographs into evidence.
