Budget response and next steps: the buildings repair line was budgeted at about $56,000 for the year; staff said they will reallocate funds internally (for example, delaying planned fitness-equipment replacement) and use savings from insurance cost stabilization to cover immediate work. For next fiscal year the buildings budget was proposed to increase to about $80,000. Staff said they are soliciting quotes for repairs and exploring preventative measures (regular coil cleaning and improvements to the building automation system to better coordinate thermostats and unit controls) to extend equipment life.
Operational context: the units are roughly eight years old and subject to coastal salt-air exposure, which staff said can shorten expected lifespans. Replacement of a full rooftop unit was described as significantly more expensive; staff recalled prior replacements costing approximately $100,000–$150,000 per unit when installed. The board was told that the current approach is to prioritize repairs and preventative maintenance rather than immediate full-unit replacements.
Contracting: staff said they currently contract with Hunt (a vendor on Choice Partners cooperative) for HVAC service and quotes.
