The Angleton Planning and Zoning Commission voted to recommend rezoning 0.43 acres at 405 East Mulberry Street from the Commercial General District to the Central Business District and forward the ordinance to city council for final action.
The recommendation follows a staff presentation that said the requested zoning would align with the city’s land-use plan and the established pattern of low-intensity office and retail uses near downtown. Planning staff told commissioners the property owners, Mr. and Mrs. Christiansen, intend to market the building for a tenant mix that could include residential and low‑intensity commercial uses.
Planning staff member Mr. Spriggs introduced the item and described the parcel and notice process. “As required, we did notify everyone within 200 feet of the property and also posted it dually in the legal advertisement, for the rezoning,” Mr. Spriggs said. He also told the commission staff found no issues with the rezoning criteria and that the request would not create additional utility or service loads for the area.
A resident who spoke during the public-hearing period praised the property, saying, “anything that y’all have done always looks awesome.” No other public comments were offered before commissioners closed the hearing.
Commissioner Townsend moved to recommend approval; Commissioner Clark seconded. The commissioners voted aye on the motion. The commission’s recommendation will be considered by the Angleton City Council at its July 8 meeting.
The action before the commission was a recommendation only; final zoning authority rests with the city council.
