District construction team details summer HVAC, window and restroom projects; glass contractor exit slows one job

Joe Dimchie, identified in the meeting as project manager for district construction, gave the board a mid-summer progress update on a series of capital projects across district buildings.
At Dickinson East Elementary, the team reported the window-replacement work is roughly two weeks away from completion, with about 10 lower-level casement windows and four frame louvers remaining. Dimchie told the board the glass contractor on that job reported it will close at the end of the month; the district is working with the HVAC contractor and a second glass contractor already on site to use remaining contract funds to finish the work. Dimchie said the project is performance- and payment-bonded to protect the district financially.
At the high school, Dimchie described a two-phase HVAC replacement plan. Phase 1 (this summer) focuses on larger rooftop units and engine-recovery units, and he listed rooftop units 1–4, engine-recovery units 3 and 4, and a new boiler among the summer scope. Phase 2 will cover classroom units next summer. Dimchie said the team expects substantial completion of phase-1 elements in August “just before the kids come back.”
Other high-school work outlined included restroom demo and plumbing rework with tile installation scheduled later in the month; kitchen drain repairs with demo planned to begin the following week; elevator modernization that includes interior reconstruction, HVAC replacement and updated fire-alarm work; and a temporary standby generator currently powering the building while the utility work proceeds. Dimchie said the district is “anticipating that [the transformer] to be put and reenergized on the 20 second.” He also said the district has coordinated closely with DTE and has installed two new poles and rerouted electrical service to support the HVAC equipment.
At the Conant Building the occupied-phase work is nearly complete aside from floor patching and the district has started demo in the clinic area. The project manager said a large remodel proposal for the dialysis/clinic side will be publicly bid because of its size and complexity. For the community center bleacher replacement, Dimchie said the manufacturer’s drawings are under state plan review (a process he described as taking two to three months) and the district expects installation to resume in the winter after submittals and long lead times are resolved.
Dimchie invited board members to a site walk that he said would take place the following day, with Dickens East and the high school scheduled for 9 a.m. and 10 a.m., respectively.
The board did not take action at this point beyond receiving the update; several items listed in the report will return as separate action items or contract bids in future meetings.
