Planning staff recommended a one-year extension with a performance guarantee amount of $40,099.08 that reflects items staff can legally require under a subdivision improvement agreement (primarily sidewalks and street trees). The petitioner told the commission they had filed a plat amendment application and said they needed additional time for surveyor work and related steps; staff confirmed the petitioner’s application is pending.
Commissioners raised questions about whether the petition reduces the posted amount; staff explained the recommended $40,099.08 reflects adjustments that removed private improvements that are not appropriate to include in the SIA itemization. The commission voted to approve the one-year extension with a waiver of final hearing; the motion passed 8–0.
Staff will process the reduced posted amount if the petitioner elects to change the posted letter of credit; otherwise the existing $42,000 bond remains on file. The extension gives the petitioner time to complete the plat-amendment work or otherwise comply with outstanding items.
