The City of Smyrna License and Variance Board approved a variance (V25-081) on Aug. 27, 2025, to reduce the rear setback from 25 feet to 22 feet at 572 Lakeview Terrace to allow a low deck adjacent to an existing patio. Caitlin Crowe, land services development coordinator, presented the request and recommended approval with a standard condition requiring compliance with submitted plans and elevations.
Crowe said the 0.17-acre property sits at the end of a cul-de-sac and currently has an at-grade patio; the applicant seeks to add a deck about a foot off the ground that will extend into the rear setback to increase usable outdoor space. She referenced a recent similar variance at 577 Lakeview Terrace in 2024 as precedent. Christopher Hembry, representing Benton Hill Renovations and property owner Leroy Davis, confirmed acceptance of the staff condition.
There were no public speakers in opposition. The board moved, seconded and approved the variance unanimously. The approval is conditioned on substantial compliance with the submitted site plan and elevations.
