The Whitefish Community Development Board unanimously recommended approval of WCUP 25-06, a conditional‑use permit application by Dalen Property Holdings LLC to construct a second two‑story building adjacent to the existing Dalen Dentistry office at Highway 93 South.

Staff and the project architect described the proposal as a mixed‑use infill: about 2,400 square feet of commercial space on the ground floor (sized for medical or similar uses) and two two‑bedroom apartments on the second floor. The one‑acre lot will be reconfigured as part of the subdivision in the Snowy Mountain area; access will be available to the new internal roadway that connects to arterial signals further north and south.

Why it matters: The project adds small-scale mixed use (commercial below, housing above) consistent with the WB‑2 zoning district and the city’s growth policy for general commercial areas. Staff found the proposal met setbacks, parking and density requirements and recommended 12 conditions including landscaping, architectural review, bicycle parking and coordination with MDT for highway access.

Public input and board action: No public comments were received. Aaron Wallace, the project architect, said the design includes separate entrances for the apartments and a pedestrian walkway through the parking area to avoid creating a through-traffic lane. The board moved to recommend approval based on the staff’s findings of fact and the stated conditions; the motion passed unanimously.

Next steps: The recommendation will be forwarded to City Council and the applicant must complete architectural review, landscaping, MDT coordination for highway access and building permitting before construction.
