Commission recommends Henning move trash enclosure to Marlin Drive with setback and masonry conditions

The Planning and Zoning Commission on Aug. 25 approved a positive recommendation for a variance allowing Henning to locate a trash enclosure between its building and Marlin Drive, subject to conditions requiring a 25‑foot setback from the front property line and construction of the enclosure using concrete masonry blocks with a self‑closing gate.

Carrie, planning staff, said the enclosure was originally planned at the rear of the building off Burden Road and complied with existing regulations, but in practice the location proved inconvenient for daily operations. Carrie recommended approval with two conditions: the enclosure must be set back at least 25 feet from the front property line and must be constructed of concrete masonry blocks with a self‑closing gate; staff said Henning—s submitted plans complied with those requirements.

Nathan Hilby, representing Henning, told commissioners moving the dumpsters closer to the building entrance would reduce the need to transport waste through the facility. "We're trying to not travel with dumpsters through the whole building," Hilby said, adding the relocation would also allow installation of a compactor and reduce the number of dumpster trips.

Commissioners voted in favor of the motion; the item will be forwarded as a positive recommendation to the Planning and Economic Development meeting on Sept. 2 for final action.
