Variance for additional trash enclosure at Hennig’s facility cleared for board with conditions

The Planning and Economic Development Committee voted Sept. 2 to forward Ordinance 29‑25, a variance request from industrial design trash-enclosure location standards, to the Sept. 15 board meeting with a positive recommendation.
Staff reported the subject property is Hennig’s large facility that fronts Marlin Drive (the building also fronts North Second Street). Hennig’s requested an additional trash enclosure between the building and Marlin Drive to facilitate operations in the western portion of the building. Because an enclosure in that location would be technically in front of the building, it does not meet the industrial design standards; Hennig’s sought a variance.
Staff recommended approval with two conditions: the enclosure be setback at least 25 feet from the property line (the required building setback) and be constructed of concrete masonry block with a gate that has a self-closing mechanism. The Planning and Zoning Commission recommended approval with the same two conditions. Committee members had no questions and approved forwarding the ordinance by voice vote; the item will return to the board on Sept. 15.
