The Zoning Board of Adjustment unanimously approved a special exception on Oct. 12 to allow an accessory dwelling unit (ADU) in the basement of an existing home at 11 Nagel Street in Ward 6.
The board granted the request after finding the proposed use is listed in the special exception use matrix and meets the city’s ADU standards, including impacts on traffic, pedestrian safety and municipal systems.
Applicant Alberto Bertolosse told the board he has a “finished basement ready” and intends to convert it into an in‑law apartment by “putting couple walls and, opening another wall to the outside of the house.” Board members said the application was straightforward and met the ordinance criteria.
JP Boucher moved to approve the special exception and Robert Shaw seconded. The board voted unanimously in favor; the chair reminded the applicant there is a 30‑day appeal period and advised contacting planning staff for next steps.
The approval is limited to the ADU in the basement as presented; no additional conditions were read into the record.
The applicant may proceed with permitting steps after the appeal period expires or if no appeal is filed.
