The Zoning Board of Adjustment unanimously approved a variance April 22 permitting a two‑story addition in the existing front‑porch footprint at 3 Verona Street.
Applicant Brian Lefebvre, representing the Benita Schuman Revocable Living Trust, requested relief under Land Use Code section 190‑16, table 16‑3 to encroach 5 feet 6 inches into the 10‑foot required front yard setback. Lefebvre said the existing one‑story porch is dilapidated and unsafe and that the owner wants to replace it with a two‑story addition that would contain an office and more usable interior space.
Board members said the neighborhood contains houses close to the street and that similar encroachments exist on adjacent properties. Member Jay Mencar observed the porch was in poor condition and that the replacement would not significantly change the streetscape. The board voted to approve, finding the request consistent with the neighborhood character and not injurious to public interest. The chair reminded the applicant of the standard 30‑day appeal period.
