The Nashua Zoning Board of Adjustment on June 10 approved a special exception allowing a 640-square-foot accessory dwelling unit to be built as part of a new home at 18 Boylston Avenue. Owner Mary Anne Picard, speaking for the Rachel Cecile Picard Revocable Trust, said she and her husband plan to occupy the ADU as they prepare for retirement and expect the unit’s design—two bedrooms, kitchen, living room and full bath—to integrate with the primary structure.
Picard said the ADU will match the main house in materials, roofline and finishes, will add one off-street parking space, and will not include a new street-facing entrance or additional curb cuts. Board members confirmed the lot was recently split and noted the proposed design keeps the ADU subordinate to the main dwelling. The board found the special-exception criteria met and approved the application unanimously, with the customary 30-day appeal period explained to the applicant.
