The Nashua Zoning Board of Adjustment on Aug. 12 granted a special exception allowing PSP Contracting, on behalf of the property owner, to rebuild a single‑family home on an existing foundation at 8 Meadowbrook Drive within the 75‑foot prime wetland buffer of Salmon Brook.
Attorney Patricia Panciato and contractor Mike Pacini told the board the original ranch‑style home was lost to fire and that the foundation remains. The proposal calls for a two‑story house of about 2,408 square feet with a replacement 180‑square‑foot rear deck, limited excavation near the foundation’s furthest point from the wetland and removal of a rear shed. Panciato said the new footprint will generally match the prior disturbance envelope and that pervious pavement, silt fencing and native plantings along the wetland edge were proposed to mitigate impacts.
The board received two emails in support from immediate neighbors who said the burned, overgrown lot has attracted trespassers and invasive vines; they urged rebuilding to restore the lot and improve safety and ecological conditions. Members referenced a favorable recommendation from the Conservation Commission and a New Hampshire Natural Heritage Bureau response indicating no expected impacts to protected resources.
Board members found the special exception criteria satisfied, including that the use is listed as a special exception and that the proposed work will not unduly burden municipal systems or impair neighborhood character. The board approved the special exception with the conservation‑commission stipulations; a 30‑day appeal period applies.
