The Nashua Zoning Board of Adjustment approved a variance on Aug. 12 permitting Hart Creek Cattle Company, represented by Granite State Sign Company, to install a 24‑square‑foot projecting sign at 76 Lake Street in the LB/Local Business area.
Applicant representatives said they prefer to reuse an existing sign face (roughly 6 by 4 feet) and that a projecting sign is the most visible option because the building is close to the road and there is little room for a ground sign. The applicant said the proposed sign will be mounted flush to the building with brackets and will be internally illuminated; the business anticipates no additional ground signage.
The board received an emailed opposition letter from a resident, Mike Draper, alleging sidewalks are frequently blocked by the business and citing pedestrian safety concerns; the board said those complaints are separate enforcement matters. Members noted that a ground sign would be allowed at up to 32 square feet in that zone and that the projecting sign would be smaller than a permitted ground sign. Member JP Boucher said the sign helps identify the business in a busy stretch of Lake Street and supported approval. The motion carried unanimously.
The variance was granted from Land Use Code section 190‑104, Table 104‑11(e), to exceed the 10‑square‑foot maximum projecting sign size and allow a 24‑square‑foot sign. The board reminded the applicant of the standard 30‑day appeal period.
