Zoning report: variance denied; cleanup enforcement and title search underway on Bell Road properties

Summary
The zoning official reported a denied area variance at a Board of Zoning Appeals hearing, review of a newly created driveway, violation letters to a mobile-home park for empty units, and continued enforcement leading to a court date for one Bell Road property.
Dale, the township zoning official, updated trustees on permits, enforcement and upcoming meetings. He said the zoning office issued one new certificate this period for a 240-square-foot shed on Chapel Road and noted that the Board of Zoning Appeals denied an area-variance request for the Whites at a hearing on Aug. 14. Dale said he is investigating a newly visible driveway on Hamilton–Scipio and plans to contact the property owner to clarify intended use; he said the lot is agricultural and that rumors of a mobile-home park were unsubstantiated. Dale reported that he will send violation letters to Lehigh Estates concerning empty mobile homes that must be removed or repaired, following consultation with prosecutor Steve Wagner, and that the township is pursuing cleanup enforcement for 2787 Bell Road — that property is scheduled to go to court in the next month. He described progress at several other addresses: 2601 Bell Road (title work for an abandoned vehicle is underway), 2258 Chapel Road (owners are cleaning up the property and have placed a dumpster on site), and 2353 Chapel Road (sold to a contractor who is gutting and renovating the house). Dale asked trustees to note these enforcement actions and said the zoning commission's next meeting is Sept. 3, 2025 at 7 p.m.; forthcoming agenda items will be posted to the township website and social media.
