The board approved a variance allowing a 10×12 shed to replace an aging 9×10 shed at 82 Cox Street, finding the new shed will sit in the existing footprint on a corner lot and not harm neighbors or traffic sightlines.
The Nashua Zoning Board of Adjustment approved a variance on Aug. 12 for a replacement shed at 82 Cox Street that encroaches into a required 20‑foot front yard setback on a corner lot.
Resident Adam Deshrams told the board his home sits on the corner of Cox and Sherry Lane and that the existing shed—more than 30 years old—sits near the property line on the cul‑de‑sac side. He said the plan pulls the new structure slightly farther from the property line than the current shed, will use premium materials and will match the house.
Board members said the longtime presence of the existing shed and the property’s configuration make the location the only practical place to replace it. Member JP Boucher noted the replacement is not a new surprise to neighbors and supported approval. The motion passed unanimously.
Approval grants relief from Land Use Code section 190‑31 for front yard setback encroachment (request to encroach 15 feet into a 20‑foot required front yard setback to replace a 9×10 shed with a 10×12 shed).
