The Zoning Board of Adjustment on Aug. 26 approved a variance allowing Gateways Community Services to install a second ground sign at 140–148 Canal Street and to encroach 8 feet into the required 10-foot setback. The board voted to grant the sign exception after the applicant and board members described wayfinding and safety concerns on the busy roadway.
The request was presented by Carolyn McLaughlin, who identified herself as representing Gateways Community Services at 144 Canal Street. McLaughlin told the board, “I just wanted to respectfully request approval for the second, sign on our property.” She said drivers must make quick decisions on the busy road and an additional sign would “improve visibility and wayfinding.”
The board majority said the sign would reduce hazardous maneuvers. Vice Chair Josh Neely said he was “fully in favor of this application,” noting drivers speed through Canal Street and a second ground sign would reduce risky U-turns. Member Joseph Pottery also backed the request, saying the building was “hard to find even with my GPS.”
After discussion the board approved the variance. The board’s motion found the sign would not be contrary to the public interest, would observe the spirit of the ordinance by improving safety, and would do substantial justice by enabling the public to find the building more easily. The chair noted there is a 30-day window to file an appeal.
Gateways may proceed with the sign project at its own risk pending the appeal period.
