Staff advised that all three proposed lots meet RS-3 bulk and dimensional standards and that technical corrections (spelling, coordinate geometry, and other compliance edits) must be made before recording. Commissioners asked clarifying questions about which portions of the existing structures would be combined and whether the home on the larger lot would remain occupied; staff confirmed the residence would remain and that the parcels are under the same ownership.
The commission’s motion to recommend approval included the standard condition that technical corrections and any changes needed to comply with municipal code and Wisconsin statutes be completed before recording. The commission voted to recommend approval; the record shows no abstentions or recorded dissent in the debate.
If the Common Council accepts the commission’s recommendation and the applicant completes the required technical corrections, the CSM will be recorded and the new lots will be available for sale or future development under RS-3 standards.
