Council approves series of certified survey maps and stormwater maintenance agreements tied to upcoming developments

The Oak Creek Common Council on Aug. 19 approved multiple certified survey maps (CSMs) and stormwater management maintenance agreements tied to recent development proposals, while holding one item to the Sept. 2 meeting for further staff review.
CSMs approved: The council approved a CSM to divide a 6.4-acre property at 40 East Oakland Road into three single-family lots (existing house to remain on a 4.7-acre parcel; two lots of about 2.86 acres each). The council also approved CSMs to reconfigure properties at 10751 and 10775 South Nicholson Road into three residential lots (one ~1.5 acres and two ~0.44 acres), and to combine/reconfigure parcels at 640 East Darcy Drive, 730 East Forest Hill Avenue and 796 East Forest Hill Avenue into two lots to accommodate future subdivision activity. Planning staff said the proposed lots meet the zoning district dimensional standards and the Planning Commission recommended approval on each item.
CSM held for further review: The council voted to hold resolution 12601-071525 (a certified survey map to combine properties at 7020 South 20th Street and 2420 South Rawson Avenue) to the Sept. 2 council meeting to allow staff time to review property-history questions raised by an adjacent landowner seeking access to their property.
Stormwater maintenance agreements: The council approved stormwater management practices maintenance agreements for the Oak Creek High School natatorium project (Oak Creek-Franklin Joint School District) and for the Buena Beef/Rainbow Cone development on Howell Avenue. City engineering staff said these are standard maintenance agreements executed when development or redevelopment increases impervious area and creates stormwater infrastructure that the city must ensure is maintained in perpetuity.
What this means: The approvals clear several lot divisions and site-level stormwater agreements to move toward final platting or building permit stages. The held CSM will return to council when staff completes the requested historical review.
