Planning commission approves conditional use for auto repair at 416 East Lake Street with reduced landscaping buffer

At a Planning Commission meeting, commissioners approved a conditional use permit and site-plan review allowing a minor auto-repair use at 416 East Lake Street, adopting conditions on parking layout, screening and landscaping and granting alternative compliance to reduce a required 7-foot landscape yard to 5 feet.

The case was presented by City staff member Lindsay Silas, who said the single-story commercial building at East Lake Street and Fifth Avenue South contains two tenant spaces—a tax-preparer office in front and an auto repair business in the rear—that had been operating beyond the city’s 2009 determination limiting the property to stereo installation and minor repairs. Silas told commissioners the application combines a conditional use permit for minor auto repair with site-plan review and that staff applied conditions to require striped, surfaced parking spaces, wheel stops and a landscaped buffer between parked cars and the street.
