The Crown Point Historic Preservation Commission on Aug. 25 voted to approve a certificate of appropriateness for a replacement garage at 205 East South Street, commonly referred to in the record as the Holly House, subject to approval of required zoning variances.
Jim Kyleman, speaking for the petitioner, described the proposed garage as "a 38 by 38 garage, 26 foot high" with loft space and three bays to accommodate a 1977 GMC motor home and other vehicles. The owner, who identified himself as Bob Hirschip, said the garage would match the house’s architectural details: "we're gonna put red brick on the foundation so it matches the red brick of the foundation of the original house," he said, and described mahogany-stained garage doors and matching double-hung windows.
Commission staff member Blake recommended conditional approval with modifications to reduce massing and height if needed and noted the site’s corner location increases visibility. "I would recommend that be approved with conditions, to reduce the size and footprint of the garage to make it fit in more closely with the neighborhood," Blake said. Commissioners also discussed that the proposed garage is larger and taller than the existing garage (the current structure was described as about 21 by 23 feet) and that the proposed new structure would increase the setback from the neighboring house: the existing garage sits roughly 20 inches from the property line while the proposed placement would be about 5 feet from the property line to meet current setback standards.
The commission’s motion approved the replacement garage based on the presented drawings and details and explicitly made the approval contingent on the separate zoning/variance review before the Board (referred to in the meeting as BCA/BZA/VCA) and on staff-provided details for trim and color. The motion passed on a recorded vote.
Commissioners and the petitioner agreed the work will also require separate building-permit approvals and that the petitioner will pursue variances before the applicable zoning board; staff advised the petitioner to file applications for variance review promptly so the zoning hearing can follow the commission process.
