The county zoning board unanimously approved zoning case ZBA2025-0037, a special-use request by Gregory and Kathy Poli to divide a 16.5-acre parcel from an existing 76.5-acre tract in Rosefield Township.
Andrew, presenting the case, said the subject parcel contains a single-family dwelling, timber and grassland; the remaining roughly 60 acres is enrolled in the Conservation Reserve Program (CRP) and is not currently farmed. The parcel sits on West Summerfield Road between Conn Road and Eden in the southeastern quarter of Section 33 and is zoned A-2 agriculture, as are surrounding parcels. The Poles told staff they intend to split off the house so they can age in place and said they may sell the remainder in the future.
No public objections were recorded at the meeting and the board carried the motion unanimously.
The approval grants the special use to divide the parcel; any future sale, development or change in land use on the remaining acreage will be subject to applicable zoning and permitting requirements and the status of the CRP enrollment.
