Eric, a staff member in the county facilities maintenance department, reported hail damage to the Law Enforcement Center (LEC) roof and to rooftop equipment, and said an insurance adjuster will inspect the sites. “We have had some hail damage to the LEC and [an adjacent control building] roof,” Eric said. He described dents to metal parapet capping and to some rooftop equipment shields and coils.
Eric and committee members discussed that rooftop-fin damage is a common cause of unit failure and recommended inspecting other rooftops countywide to identify similar damage while the insurance adjuster is onsite. “Should we have somebody go check all of our rooftops to make sure? Because that's the number 1 culprit for ruining those units,” one committee member said.
Why it matters: Dents and damage to rooftop equipment can reduce HVAC efficiency and accelerate failures; prompt inspection may allow the county to file insurance claims for covered damage and avoid more costly equipment replacement.
Staff said they would coordinate an inspection with the insurance adjuster and conduct a thorough assessment of rooftop equipment and shielding. Eric noted that some coil fins had minor dings that did not yet warrant replacement.
Discussion vs. decision: The committee discussed inspection and insurance processes but did not authorize a specific repair contract or budget appropriation at the meeting.
Next steps: Staff will schedule inspections during the adjuster visit and report findings back to the committee.
