The Board of Zoning and Planning on June 25 approved a variance for a detached garage at 2434 Dorset Road to be 21 feet 4 inches tall, exceeding the 17-foot height limit for accessory structures.

Justin, planning staff, summarized the application, saying the two-story garage would include a second-floor storage loft and be set behind a six-foot fence and mature trees. Staff noted the site’s screening and said the structure would not shade a neighbor’s solar panels except briefly in the morning; staff recommended approval with conditions that the garage not be used for sleeping quarters and that a west-side window be removed.

Applicant Fabian Sachs was sworn and told the board he had reviewed the staff report and agreed to the conditions. The board approved the variance with finding number 4 and the two conditions.

The approval allows construction as proposed; the applicant must obtain building permits and meet the no-sleeping-quarter condition. Any modifications to the approved elevations could trigger further review.
