Owner Angie Hernandez told the board she started the business on Oct. 27, 2020, and that the new 2,400-square-foot location will let her serve more customers and offer a party room. Staff said the applicant seeks special exception approval from Section 21-136 for a restaurant use on about 1.3 acres in a C-3 Highway commercial district; staff reported the restaurant currently has five employees and plans to add more as needed.
Board members asked about entrances, exits and the drive-through footprint. Hernandez and staff said the interior remodel and demolition are underway but that finalized floor plans and state approvals — including fire and building inspections — will follow if zoning approval is granted. As the petitioner put it, she did not want to invest heavily in building plans until she had assurance of zoning approval.
A board member moved to grant a special exception for this location and use only; another member seconded. The vote was unanimous.
The board noted that building and fire inspections and any state-level plan reviews remain required before occupancy or operation under the new use. The approval was restricted to the specific location and use requested in the application.
