The Maryville Board of Zoning Appeals approved a variance from development standards to allow Sweeney Electric to construct a second principal building on a single lot at 9111 Louisiana Street.
The petitioner requested a variance from Section 21-15(a) to permit more than one principal building in an M-1 limited industrial zoning district. The company representative said Sweeney Electric has operated in Maryville since 1980 and has grown from about four employees to 15; the additional building would provide separate offices and include restrooms, a conference room and a small kitchen.
Staff reported the proposed structure is a 4,000-square-foot metal building sited inside the property fence, noted the parking is adequate, and said the petitioner met with the development team about replanting and meeting setbacks.
No members of the public spoke in opposition. A board member moved to approve the variance; another seconded, and the vote was unanimous.
The board’s approval was narrowly limited to the development-standards variance to allow a second principal building on the lot. Staff and the petitioner discussed that required building, fire and site plans must meet town inspection and permitting processes before construction begins.
