Council approves SUP for proposed warehouse distribution facility on Bennett Lane

The council approved a special‑use permit on Sept. 9 allowing an industrial developer to combine two parcels at 421 and 451 Bennett Lane to build a class‑A warehouse distribution or light‑manufacturing facility.
Planning staff said the site was rezoned from agricultural/open space to light industrial for the western half of the site on Aug. 4, 2025; because the new supplemental standards for warehouse distribution or manufacturing facilities were adopted after that proposal, the developer required an SUP due to the site’s proximity to residential uses west of the property. The Planning and Zoning Commission recommended unanimous approval 7–0 on Aug. 5, 2025, and staff recommended council approval.
A representative from Lovett Industrial, Chris Gilbert, was present to answer questions according to staff. When council asked about neighborhood outreach, Richard Lukey said the applicant had set up a meeting with nearby residents and “all the comments they received were positive.” Council closed the public hearing and approved the ordinance unanimously.
Why it matters: warehouse distribution projects can raise concerns about truck traffic, lighting, noise and compatibility with nearby residential areas; staff cited the post‑rezoning SUP process and applicant outreach as part of the approval record.
Staff recommended monitoring and enforcement of SUP conditions as the project proceeds through design and permitting.
