Development Review Committee finds Stone House Track 2 conceptual plan generally consistent with proffers and master plan

At its July 23 meeting, the James City County Development Review Committee reviewed a conceptual plan for Track 2 of the Stone House development and found the submission generally consistent with county requirements tied to the project's approved proffers and master plan.
The committee, which met July 23 and reported to the Planning Commission on Aug. 6, consisted of Jack Alderman, Steve Rogers, Scott May and Frank Pollster; staff present included Principal Planner Tom Leninger and planners Hannah Honeycutt and Will Abston. The review referenced a prior Board approval (case Z1900110) requiring a conceptual plan be submitted to the planning director and DRC at least 60 days prior to filing a development plan for the tract or land bay.
Committee members raised questions and had discussions focused on overall Stone House traffic and warrants, affordable housing, and proffer 9 (stormwater). On a vote of 4-0 the DRC determined that the conceptual plan for Track 2 was generally consistent with zoning ordinance requirements, the adopted master plan, adopted proffers and other applicable county policies.
The DRC report noted there was "little discussion" on the conceptual plan as it related to proffer 10 but flagged the stormwater and traffic areas for follow-up. The Planning Commission accepted the DRC report at its Aug. 6 meeting with no further public comment recorded.
