The Planning and Zoning Commission approved a revision to the Victory Coppell development to increase the size of a multitenant building on Lot 2, Block A to 10,540 square feet, remove one drive‑through lane and add rear parking and a fire‑riser room outside the building. The change returns the project to the commission because the proposed building exceeds the previously‑approved 9,095‑square‑foot footprint.
Planner Mary Perron Boswell said the larger building reflects a redesign of the approved concept plan and that landscaping along South Belt Line Road will remain substantial—30 to 60 feet deep—together with enhanced linear‑park elements, benches and planting. “This lot also includes a portion of the enhanced linear park on the east side that was approved with the overall concept plan,” Perron Boswell said.
No public comments were received on the filed notices. Staff recommended approval subject to standard conditions including a required replat prior to permitting, compliance with sign requirements at permitting and staff approval for any changes to the linear‑park plans.
Commissioners voted to approve the conceptual PD/site plan revision; the motion carried without opposition and included staff’s standard conditions and the requirement that the replat be filed before issuance of building permits.
Next steps: the developer must file a replat and comply with PD conditions and engineering review; staff will review any later modifications to the linear park and signage at permitting.
