The Coppell City Council voted unanimously Aug. 12 to approve a special use permit for GolfTrack, a membership-based indoor golf training and performance facility, to locate at 1199 South Belt Line Road, Suite 160.
Planning staff member Mr. Steer described the proposed use as an indoor commercial amusement use located within an existing 104,000-square-foot office/light-industrial building. The applicant, Christopher Merrill, told council the facility will include six to seven simulator bays, a teaching and club-fitting bay, a short-game practice area, restrooms, a lounge seating area (no food service) and limited office and support spaces. Merrill said, “It's a seating area that will have 2 TVs... so no, it's not food service. That's why the hours operate from 5 to midnight, much like what a gym would.”
Staff reported a parking analysis showing 371 spaces provided on-site against a 370-space requirement accounting for existing and proposed tenants. The Planning and Zoning Commission unanimously recommended approval of the special use permit with no outstanding conditions; no residents registered in favor or opposition. Council Member Nevills moved to close the public hearing and approve the agenda item; Council Member Prem Kumar seconded and the motion passed with none opposed.
