The Alpharetta City Council approved two related items for a nine‑lot subdivision in the Hampton Hall neighborhood: a variance to shorten the required waiting period for council reconsideration from 12 months to 6 months, and amendments to prior rezoning conditions plus an exception allowing a fence within a perimeter buffer.
City planning staff said the rezoning to R‑15 for the nine‑lot subdivision was previously approved on Dec. 16, 2024, and the applicant now seeks tweaks to several conditions to align lighting, road and frontage details with the existing Hampton Hall development. The applicant also requested additional rear yard space for accessory uses (pools, sheds) and an exception to put a decorative fence closer to the rear property line rather than at the start of the previously offered buffer.
Don Rollater, representing South Pine Homes, said the applicant had voluntarily imposed a perimeter buffer at rezoning and worked with Hampton Hall HOA and adjacent homeowners during site‑plan preparation. He said the developer agreed to revised tree‑preservation work and to shape stormwater and a detention pond to reduce off‑site flooding concerns for a neighbor in the southwest corner. "The goal of this entire application is to ensure aesthetic consistency with the remainder of Hampton Hall," Rollater said.
Staff recommended approval of changes to conditions 1, 3–9 and 11 from the December rezoning and added three new conditions, including standards for a decorative black metal fence up to 6 feet high within the buffer and facing the off‑site headwall with decorative stone. Planning Commission had reviewed the modification requests; the council voted unanimously to approve both the waiting‑period variance (V‑25‑14) and the change of conditions and exceptions (PH‑25‑10/E‑25‑07).
The council’s action allows the applicant to proceed with updated site plans and land‑disturbance permitting subject to the newly amended conditions and coordination requirements with adjacent property owners.
