The Nantucket Historic District Commission voted to hold for revisions a proposal for a new dwelling at 5 Gray Avenue, part of a three-lot subdivision, saying the house's massing and busy front elevation need simplification before the commission can approve.
Dean, the applicant's representative, described Lot 1 as the road-front house in a three-lot plan and presented elevations that included a telescoping massing toward the rear and multiple gables and projections. Commissioners said the front (south) elevation felt too busy and recommended pushing secondary masses back, simplifying fenestration and considering a more traditional five-bay look for the main block. Commissioner Carrie called the design "too much" for the neighborhood and asked that secondary elements step back from the main facade. Commissioner Joe asked for context showing where Lots 2 and 3 and their driveways might be located; Dean said he controls those lots and will provide potential site-envelope sketches.
The commission's motion to "hold for revisions" asked the applicant to provide revised massing that reduces front complexity, remove or relocate the proposed pool and shed from the current submission for tracking, and supply an envelope or conceptual placement for houses on Lots 2 and 3 and shared-driveway access to clarify cumulative impacts. Commissioners said they will not condition an approval on unbuilt neighboring lots but that the additional context will inform the design.
The motion carried unanimously.
