The Planning Board voted Sept. 8 to clarify a prior special-permit condition for 75 Fairgrounds Road and to permit a single storage shed (a ‘zoning shed’) to be added for storage use only. The clarification allows a shed not served by heat or plumbing, not used for habitation and limited to the ground-cover rules (generally 200 square feet), while preserving a prior condition that the lot may have only a single primary structure for dwellings.
Dan Malloy, representing the applicant, asked the board to clarify whether an outbuilding or small pool cabana could be added without changing the special-permit restriction limiting the property to ‘‘one structure.’’ Board members discussed the difference between allowing a small storage shed and removing the original restriction; the board concluded that it could permit a small, non-habitable zoning shed without amending the core restriction of a single structure for dwellings.
The motion approved a clarification/modification allowing a single storage shed used for storage only, not to exceed the ground-cover allowance (200 square feet), subject to the usual architectural/covenant review and any height or ACC requirements. The vote was unanimous.
