The Cheshire Planning and Zoning Commission approved a special permit on Sept. 8 for a two-unit dwelling proposed at 0 Prospect Road, Assessor's Map 48, Block 5, Lot 1, in the R-80 zone.
The application was presented by Christopher Gabbardone on behalf of Peter Esaiya and family. Gabbardone provided the applicant's name and address for the record and explained the proposal, saying the lot qualifies under the R-80 district and the proposed duplex meets setbacks and lot-coverage requirements. He noted the driveway question raised from aerial maps had been resolved by reference to a formal survey.
Commission discussion focused briefly on driveway location and whether a neighboring driveway crossed property lines on older GIS imagery; the applicant cited a survey showing neighboring driveways were not on the subject parcel. No members of the public spoke on the application during that hearing segment.
The commission voted to approve the application based on plans titled "Proposed Duplex Prospect Road, Cheshire," prepared by Cole Civil & Engineering and dated Aug. 5, 2025.
