The Milford Zoning Board of Appeals approved a variance on Aug. 12 to reduce the front yard setback at 1 Atwater Street from 20 feet to 15.3 feet to permit a small kitchen/dining room bump‑out.
Attorney Thomas Lynch represented Peter and Trish White and described the property as a 6,554‑square‑foot pie‑shaped, pre‑zoning lot in the Point Beach section. Lynch said the lot was laid out in 1920 and that a prior variance existed for a front stoop in 1979. The proposed addition is a modest 6½‑by‑8‑foot L‑shaped bump‑out that respects the neighborhood and does not increase encroachment beyond an existing deck.
Board members noted the lot’s atypical shape, the nonconforming lot size and the double‑frontage condition (two front yards) as factors contributing to practical difficulty in meeting setback requirements. A neighbor at 17 Atwater Street had told the applicant they had no objection to the work, Lynch said.
The board voted unanimously to grant the variance. The owner may proceed with building permits and the planned one‑story addition.
