Lorain Planning Commission approves five‑parcel lot split on Levitt Road

The Lorain Planning Commission on Tuesday approved application LS02‑2025 to split a parcel near the Levitt Road Verizon store into five parcels, clearing the way for future commercial sales and development.

The split, presented by Dustin Keeney of Polaris Engineering and Surveying, was described as a final procedural approval to allow the owner to divide the property for separate sale. “It will ultimately be a total of 5 parcels if you include the existing Verizon parcel,” Dustin Keeney said.

The commission’s approval follows an updated traffic study and preliminary site work. Commission staff said the subdivision and legal descriptions meet state standards. “I already read the last split, and the descriptions do meet the state standards,” Jessica Potter of the City of Warren engineering department told the commission for the record.

Keeney told the panel that the applicants plan to install a shared driveway in phase one so future buyers will have immediate access; he said there are several prospective buyers, but no finalized sales yet. Commission staff described the driveway installation as atypical but necessary to accommodate interest in development.

No members of the public spoke against the application during the meeting. After discussion, a commissioner moved to approve the lot split; the motion was seconded and approved by voice vote.

The approval allows the applicant to proceed with final platting and subsequent permit applications. Commission staff said outstanding zoning spacing and parking questions will be addressed during administrative review before building permits are issued.
